The letting of a residential property is almost always a more rapid exercise than the sale of a property, although similar
milestones exist within the process that dictate how quickly a property can be let and occupied. A guide to the expected
timeline is provided below.

Quick reference - Energy Performance Certificates (EPCs)
EPCs are produced to show potential
buyers the energy efficiency of a
particular property and are calculated
by measuring various factors, such
as the floor area, level of insulation,
quality/age of glazing and method of
internal heating.
They are a legal requirement for the
majority of residential and commercial
properties offered for sale or to let in
the UK.
(Grade II Listed properties, for example, are exempt).
The rating is divided into bands, with “A” being the highest and “G”
being the lowest.
Within a full EPC report are recommendations for improvements that
could be made to increase the energy efficiency of the assessed
property, lower its carbon footprint and reduce the homeowner’s
energy bills.
